Location: Amidst historic cattle ranches and some of the best hunting in the state, is Sugar Spring Ranch, located approximately 6.5 miles northeast of Cisco, TX in the north western corner of Eastland County. The gate to the ranch is located on the east side of County Road 104, approximately 1.7 miles north of SH 6 .  The property is about 2.15 hours from Dallas and 1.5 hours from Fort Worth. History: The history of settlement in the area goes back to the early cattle ranches, soldiers and buffalo hunters who came in the mid 1800s. Many famous ranches such as the Lambshead, Nail, Cook, Newell, Green and others are nearby. Fort Griffin, partially restored and part of the Texas Forts Trail, is located north of Albany. Albany is also home to the famous Bee Hive and Ice House restaurants, the Old Jail Art Center museum and The Fort Griffin Fandangle, an annual musical telling the history of the area and performed by almost 500 of the local residents. When oil was found in the area in the early part of the 1900s, it added another economic driver to the area, and Conrad Hilton started his famous career with his first hotel in Cisco (now a museum). Eastland, the county seat and courthouse, home to the legend of Old Rip, the Majestic Theatre, Connellee Hotel and numerous other restored buildings, museums, restaurants and shops.
Land: Sugar Springs Ranch has a wonderful Texas Hill Country feel throughout the property. There is however a variety of different aspects to the terrain and land including hill tops, rolling range land, as well as some bottom land excellent for food plots along the creek and on the western side of the property. Soil types on the ranch include Owens stony soils, Thurber clay loam, Elandco silty clay loam, Owens clay, and and Palopinto stony clay. Water/Sewer: The property features approximately 750 feet of frontage on both sides of Sandy Creek. There are 3 stock tanks on the property varying in size, one which has reportedly never gone dry and possibly spring fed. Domestic water is via a water line from the spring fed lake to two 500 gallon tanks and filtration system. Two 500 gallon aerobic septic tanks are in a field below the house.
Recreation/Hunting:  This part of Texas is renowned for its abundant wildlife and hunting. All types of native wildlife including deer, turkey, dove, quail, duck, hogs, bobcat, mountain lion and more. Several food plots and blinds with feeders are on the property. Only a few miles away is Lake Cisco for good to excellent fishing as well as all water sports and the adjacent Lake Cisco Golf course.
Access: Cisco is at the intersection of Interstate Highway 20 and US Highway 183, as well as State Highway 6. The ranch entrance is 1.7 miles north of State Highway 6 on the east side of County Road 104. Approximately ¾ miles beyond this gate and at the end of this drive and deeded easement is the gate to the ranch.  
Easements: Two adjacent and parallel oil pipelines traverse the northern 1/3 of the property.
Airports: Cisco Municipal airport has a 3,700 foot runway is closest to the property, but also nearby is the Cisco Gregory Simmons Memorial airport with a 6,500 foot runway and 7 day/week FBO. There are other airports with paved runways near the towns of Albany, Eastland and Breckenridge.
